Before you officially list your home, one of our state licensed Home Inspectors will walk-through and visually evaluate your property to identify any potential deficiencies that will likely arise when your home is inspected in the future.

- Less arbitration. You can avoid negotiating over many common issues that are likely to be found by the buyer's home inspector. With your pre-listing inspection, you will have already accounted for the condition of your home and worked with your agent to handle the disclosures and financial aspects.
How do Pre-Listing inspections differ from buyers Pre-Sale inspections?
- Pre-listing inspections can be requested by the seller or ordered by the listing agent and are brief home inspections which take about an hour. They are visual, verbal walk-throughs without written reports, we ask that the seller (or the sellers representative) accompany us as the inspection takes place to notate our findings. We will verbally inform our client of deficiencies found that will most likely arise during the future buyer’s home inspection. The seller and agent can then decide which items should be repaired, corrected, or left for the buyer to resolve. We put the knowledge in your hands!
- Pre-sale inspections are typically performed by perspective buyers. A home inspection is a visual assessment of a house's physical structure and mechanical systems, including the roof, ceilings, walls, floors, windows, doors etc. For pre-sale inspections, our inspectors must adhere to our state of CT Standards of Practice and include a detailed written report.
